What costs could I be looking at?

Legal Fees

We have set out below an indicative fee table in respect of sales and purchases.

VAT will be payable in addition to the fee quoted above.

*If the property is being purchased in conjunction with a mortgage, then a fee is payable for acting for the mortgagees in securing the mortgage. If a mortgage is not being obtained, then this fee is not payable.

There is a handling charge of £30+VAT for each telegraphic transfer and £10+VAT for each online identification check carried out against international clients.

Our fee quote will increase in the following circumstances:-

  • where a transaction involves a bridging loan or other form of non-standard financing
  • new build or off-plan purchases
  • grants of new lease
  • where the legal title is defective
  • where the property is unregistered in part or in full
  • where the matter becomes protracted and unforeseen complication arise
  • urgent transactions requiring urgent exchange of contracts and/or completion
  • one or more parties to the transaction are not co-operative and there is unreasonable delay from third parties providing documentation
  • other circumstances unforeseen when the quote is provided to you

What sort of disbursements would I need to pay for, and what would the likely cost of these be, and do they include VAT?

We are able to estimate the following disbursements on a purchase transaction:-

  • Online identification check: This is chargeable for international clients only and typically costs between £30 – £50 plus VAT per check.
  • Property search fees (approx.): £300 plus VAT
  • Land Registry registration fees: This depends on the type of transaction and the purchase price of your property. Further information can be obtained from the Land Registry website (https://www.gov.uk/guidance/hm-land-registry-registration-services-fees). This does not attract VAT.
  • Stamp Duty Land Tax: This depends on the type of transaction, the purchase price of your property and also your personal circumstances. You can calculate the amount you will need to pay by using the HMRC’s website (https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro). This does not attract VAT.
  • Landlord’s notice fee(s): This is payable whether the property being purchased is leasehold and the amount (and any VAT) payable will depend on what is required by the landlord or their agents.
  • Priority search fee: £3 per title
  • Bankruptcy search fee: £2 per name

We are able to estimate the following disbursements on a sale transaction:-

  • Online identification check: This is chargeable for international clients only and typically costs between £30 – £50 plus VAT
  • Land Registry official copies (approx.): This depends on the number of documents revealed in the title of the property you are selling but will typically incur a cost of £6 – £12.This does not attract VAT.
  • Leasehold management pack: This is only required where the transaction is leasehold and the amount (and any VAT) payable will depend on what is required by the landlord or their agents.

Please note that unexpected disbursements may be required during the course of a transaction (eg. indemnity insurance, additional searches, etc.).

What services are included in the price and likely timescales for key stages?

Our fees cover all of the work required to complete the purchase of a new property, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax.

A sale or purchase transaction could take between 4 – 12 weeks on average depending on a number of factors.

Key stages in a transaction also vary according to the circumstances.


IMMIGRATION

What costs could I be looking at?

Costs for the Investor visa will range from £5,000 to £7,500, the Entrepreneur visa will range from £3,750 – £6,000, Tier 2 Sponsor license applications will range from £2,000 – £5,000, Tier 2 visa applications will range from £1,000 – £2,000, British Citizenship applications will range from £1,000 – £1,500 and EEA Permanent Residency applications are £850 – £1,500; Spouse visa applications will range from £1,000 – £1,750, Ankara Agreement visa applications will range from £1,200-1,750.

What would this include and are there any hourly rates applicable?

Fixed fees are charged and agreed before any work is carried out and will be set depending on the complexities/merits of the individual case. In the even that work is started and not completed an hourly rate of the fee earner involved will be charged. Depending on seniority hourly rates range from £350 at Partner level until £150 at Paralegal level.

What sort of disbursements would I need to pay for, and what would the likely cost of these be, and do they include VAT?

All legal fees attract VAT. Some clients who are based outside of the European Union may not be required to pay VAT and we will explain this before taking instructions. Disbursements do not incur VAT. Typical disbursements are government application fees for the visa/sponsor license; immigration health surcharge fees and any additional visa services that may be required which vary depending on where the applicants are applying from and what visa they are applying for (priority service fee and walk in service fee etc). Before any work is carried out a full list of the likely disbursements on an individual matter will be sent to the client.

What services are included in the price and likely timescales for key stages?

For all applications our services include advice on all documentation required for submission, representation by way of a covering letter detailing the legal reasons why the application is valid; assistance with completing application forms; providing advice should there be any need for an interview/site visit during the visa process. We cannot guarantee the success of the application in circumstances where a site visit/interview are conducted as this is out of our control. Our service ends once a valid application is submitted and does not include any possible administrative review or judicial review that may be required in certain circumstances. Timescales depend on the individual application and the workload of the Home Office caseworkers. In general 90% of applications for British Citizenship and permanent residence are deal with within 6 months. For visa applications from outside of the UK 90% of applications are deal with within 3 weeks with the exception of settlement applications to join family in the UK which take up to 12 weeks for 90% of applications.
